Key Requirements Waiver

Below outlines some of our key partnership requirements for you to read through. You will be able to read and sign the full agency terms at onboarding should we Partner together:

Nightly rates need to include a fifteen percent (15%) commission for Situ (please note that this commission is subject to VAT for stays in the UK) and rate parity.

Situ will make payments within thirty (30) days from invoicing or the move-in date, whichever is later. Stays over 28 days will be invoiced in monthly instalments on a monthly basis.

Situ deducts our commission in instalments, in line with your invoice. For example, a fourteen (14) night invoice for a fourteen (14) night stay means we will deduct fourteen (14) nights’ worth of commission. A thirty (30) night invoice for a ninety (90) night stay means we will deduct thirty (30) nights’ worth of commission.

Situ reserves the right to perform credit checks as a part of our due diligence process. These credit checks may be carried out against the Partner and/or any of its directors at any time we consider necessary.

Provide nightly rates that include a minimum facilities requirement of weekly housekeeping with linen and towel changes (for stays of seven (7) nights or more), laundry facilities, Wi-Fi, TV, utilities, and kitchen appliances.

Flexible cancellation terms before arrival and before the check-out date (typically fourteen (14) days, to appeal to the corporate market).

Fully furnished accommodations with private living spaces (no shared kitchens, bathrooms, or living rooms).

Provide a twenty-four (24) hour emergency contact telephone number and resolve maintenance issues on the same day.

Upon receipt of a request for information from Situ, acknowledge the request within thirty (30) minutes, within working hours, and provide all up-to-date information requested by Situ including, but not limited to, availability, pricing, and any other relevant details within one (1) business hour local to the Partner, unless otherwise noted in the request. Confirm availability and terms within one (1) business hour local to the Partner in relation to a Reservation request.

Maintain high-quality photos and regularly update property information via Situ’s supplier portal.

Provide check-in instructions no later than seventy-two (72) hours prior to arrival, and, in certain circumstances, a pre-arrival checklist with photographs at least two (2) hours prior to arrival.

The basis on which Situ Living Limited places accommodation bookings with you is set out in our Partner Terms and Conditions. You will be bound by those Terms if you accept any booking of accommodation that we propose to you. As set out in our Terms, we act as your agent when placing bookings of accommodation with you. This means that for all bookings you accept, your contract will be with the end-client that has requested to book your accommodation and not with us.
